As Personal Representative of the estate, it is your responsibility to determine the value of all property, including real estate.

Your attorney may recommend that you get an appraisal, completed by a Colorado Certified appraiser, to give you an opinion of the Fair Market Value of the estate's real property.  In cases where an appraisal is cost prohibitive or unnecessary, a Broker Price Opinion will give you an estimated selling price.

A Broker Price Opinion, also known  as a Comparative Market Analysis (CMA),  is not an appraisal but an analysis of the subject property and surrounding real estate market, using similar appraisal valuation principles to establish the most likely sales price at which a property would change hands between a willing buyer and willing seller, neither being under compulsion to buy or sell.
